BOARD OF DIRECTORS MEETING MINUTES
FEBRUARY 19, 2003

Tom Chmiola called the meeting to order at 7:07 pm via teleconference call.

Attendees:
Gene Miesse, Tom Chmiola, Buck Mann (Mann Properties), Anne Giannelli, Frank Dean, Vic Saville and Louie Napoli.

Board members absent:
Bob Siskind

Reading and approval of the 12/05/02 CDS Board meeting minutes:
Motion:
A motion to waive reading and approve the minutes from the 12/05/02 board meeting was made by Frank Dean and seconded.
The motion passed unanimously.

Review of Financial Results:
As Buck Mann (Mann Properties) was en route to OC, MD from Florida the financials were not available for review.

Canal Side Repairs/Maintenance Project:
Motion:
A motion to reimburse unit owners who had windows or sliding doors that did not require replacement, as determined by the Contractor/Engineer, within 30 Days of completion of work on the unit. The reimbursement amount will be fixed at $1,500.00 per sliding door and $500.00 per window.
The motion passed unanimously.

Correspondence:
Correspondence was received from Unit Owners; Harrod, Smith and Wistuba. In general they all were requesting information/clarification on the Canal Side Maintenance Project. Tom Chmiola had already prepared responses which were to be mailed this week.

Old Business:
No Old Business was discussed.

New Business:
No New Business was Discussed

Next Board Meeting:
The next board meeting will be scheduled for the week of March 10th. Tom Chmiola will advise exact date and time later.

On a motion to adjourn by Frank Dean, Tom Chmiola adjourned the meeting at 8:12 pm.
